Home Staging For Sellers: Show Your Homes Full Potential

Home staging is perhaps the most valuable trick you can have when you’re trying to sell your home. When you want potential buyers to choose your property over the competition, making your home look visually appealing to buyers can make all the difference in the world.

When buyers are interested in a home, they often have a difficult time imagining how to use the property. When they see a house that has been beautiful staged, it opens their eyes to new ideas and they see the house as having more value than they originally thought.

Open Things Up

The first, and easiest, way to stage your home is by ridding yourself of all the clutter. It’s a vital act because you won’t be living there soon (hopefully), but the people checking out the house might be living there soon. They don’t want to see any ghosts from home’s past. Professional stagers usually prep a home for market by eliminating or moving as much as half the owner’s furnishings. By doing so, they have made the house look larger. Thank heavens for storage facilities! Having too much furniture is just one way a home may look cluttered.

The Lay of the Land

What about the art of “furniture grouping”? Many home owners and realtors believe that rooms feel larger and are easier to enjoy when all the furniture is pushed against the walls. While there might be some truth to this, it isn’t completely true. There is a belief out there that if you furnish your space by floating furniture away from walls (moving sofas and chairs into more user-friendly spots), it will open up a room and actually make it seem spacious. Another helpful way to make a room seem bigger is by painting it the same color as the adjacent room. You want the colors to be neutral and appealing. Having beige colors, like tans and honeys, or something in the blue/green family should work. Stay away from very dark colors like red and black, unless you want the producers of American Horror Story to purchase your home.

Transformation

Transforming a room is another solid option you have as a seller, and it doesn’t take much effort. A lamp on a small table in a cozy location can turn it into a “reading room”. Or a rearranged “music room” might look like a good spot to do some zen meditation. Lighting helps the room transformation too. When a room looks warm and inviting, it’s normally due to some terrific lighting.

Give it a Makeover

Forget about making the bedrooms and living room look great for just a second. Sometimes beautiful bathrooms sell houses just as quickly. This means, as a seller, you will want to remove that dated tile. You don’t want to break the bank, so the next best thing to replacing the tile is painting. Coat the tiles with a high-adhesion primer, then brush on a special ceramic epoxy covering. Before you know it, your bathroom will look more modern and you didn’t have spend major bucks.

Touch-Ups

What about fireplaces? And this is when most people in Florida say “who the hell has a fireplace?!” Don’t fool yourself, no matter what kind of climate you live in, when you go on a vast house hunt you are bound to run into a few homes with fireplaces. They certainly have a classic look to them. Unfortunately, sometimes a little too classic. Old brass screens make fireplaces look dirty and ancient. Give it a thorough cleaning by scrubbing it hard with soap and water. Then use a stone color enhancer and polish it until it shines. A stunningly beautiful fireplace can turn a house into the hottest property on the block. Just an idea for those lucky enough to have a fireplace.
